Megaworld was bought from the land of the Aranetas. Amado Araneta is one of Negros’ well-respected business tycoons. He is also the Araneta behind the developments in Cubao and Araneta Coliseum QC. This area was formerly the Bacolod-Murcia Milling Company (a sugar central where the harvests are milled).

The Megaworld Upper East condo project has price bands that range from ~P4.6 Million (~$90,807) to ~P12.4 Million (~$244,785) depending on the size of the unit and the number of bedrooms. If you are contacting me to see if we have units available, please note that the prices for these units are quoted in Philippine Peso (PHP). When it comes to condos, timing is everything. The sooner you reserve, the cheaper you can secure your cost. Contact me for reservation.

Financing options may include:

  • Cash with 10% discount from total contract price (payable within 30 days from reservation)
  • 10% DP with Monthly Amortization (MA no. of months vary). 90% Balance after amortization and may be settled through bank financing.
  • No DP. Straight MA with Lumpsum. (e.g. 5% on the 12th month). Balance due after MA. 
  • No DP. Straight MA. No lumpsome.

What are the requirements to reserve? (2023)

Step 1

When you are already sure, let me know what unit to put on “hold.” The office will approve and may hold it from a minimum of 2 hours to 24 hours.

Step 2

Before the expiry of the approved holding time, submit the following:

  • P25,000 Philippine Pesos Reservation
    • may be done via bank transfer or deposit to any of the bank account sof Megaworld.
    • or if via check, pay to MEGAWORLD CORPORATION.
  • An acknowledgement receipt will be given to you.

Notes:

  • If you want to reserve in person or in the office, your SPA or any family member can do the reservation in your behalf.
  • Online reservation is accepted and encouraged.
  • If you are not a Filipino citizen, you can still avail units. Only the banking loans may not be available for you. In which case, your balance will just have to be payable in cash, inhouse financing at unit turn-over. 

Step 3

After payment of reservation fee, submit the following CLOSING DOCUMENTS (ALL TOWERS 2022):

  1. Valid IDs (if foreigner, passport is needed)
  2. Print, fill out the following documents, scan and send online.
    1. Buyer’s Information Sheet (1 page; see below)
    2. Reservation Fee Conforme (1 page; see below)
    3. RROP (Request for Reservation and Offer to Purchase; 2 pages)
    4. Specimen signature (1 page; see below)
    5. PDC Discount Conforme (1 page; see below)

FAQs



Is there a free parking?

Yes, there will be free parking in front of the units but they will be for first-come-first-served basis. 

Parking spaces are for sale for owners  of 1BR units and above. As of March 2023.



Does the pricing include taxes?

No. It does not include expenses such as transfer taxes, title transfer fees, and documentary stamp taxes. 



What are the requirements to reserve the unit?

  • Reservation fee (P25k non-refundable)
  • Valid IDs

within 15 days, submit post-dated checks; within 30 days, submit the physical form.



What are not included in the pricing?

Except otherwise indicated, what is not included in the pricing presentation are the taxes and transfer charges. These 2 usually comprises around 5-7% of the TCP (Total Contract Price).



How high is the ceiling of One and Two Regis?

What if I don’t have Philippine Checking Account / Checks?

To avail the 2.5% discount, we encourage you to apply for a Checking Account or talk to your relative to use his/her checking account and supply it as scheduled. If there’s no other way, you can use my own checking account provided I will be your official agent.



I’m not a Filipino citizen, can I avail?

Yes. Single foreigners and married foreigners can avail. The Condominium Act of the Philippines, R.A. 4726 states that foreigners are allowed to acquire condo units and shares for up to 40% of the total capital stock of a Filipino owned or controlled condominium corporation.



Do you have a model unit?

Yes . For now, year 2022, for studio units only in our office. But soon, we will have a dedicated showroom in the Upper East itself. Contact me for schedule and/or reservation.



Will the condo have 110 volt sockets?

No. Only 220v since we are in the Philippines. But you can install AC/DC adapter. 



Will there be provisions for airconditioning?

Yes, there will be provisions for split-type and window-type aircon.



How’s the Upper East and Bacolod City area in general when in relation to natural calamity?

Bacolod city by God’s grace is blessed with a strategic natural location, covered by the mountains of Kanlaon, Mandalagan, Canlandog and Silay Mountains at the East, sheltering the city from storms that always come from the east. 

As for earthquakes, thank God, Bacolod City and Negros Occidental has no faultlines.

Can I lease my unit if I’m not around?

Yes, Megaworld offers a Leasing Services Department that will rent out your unit in your absences, adding you another stream of cashflow. 



Can I ask dimensions of my unit and bedrooms?

Yes, after your reservation, I can help you request for the specifications.



How much is the Association Dues?

Estimated P90 per square meter



Are there taxes after I move in?

Very minimal and that is the Real Property Tax for the land, and will be divided amongst the unit owners. 



Will the condo last only 50 years?
The building itself, no. As long as the building is liveable it stays in your ownership and your posterity/children.
Only the condo corp needs to renew after 50yrs. According to the new Revised Corporation Code of 2019 (RA 11232), the lifespan of corporations is now perpetual (forever) by default.
