How do I know the financial reporting is accurate?
An independent auditor from the top 5 auditing companies accredited by the Philippine SEC is hired to examine the hotel operator’s annual operating statements.
Will I still earn income if my specific unit is not rented?
Yes! You earn a percentage share from the net room rental revenue of the entire pool of units, regardless of whether your exact room was occupied. Income is remitted annually via check.
Can I live in my unit full-time?
No, the unit is part of the hotel’s inventory. However, you get 30 complimentary room nights per operating year.
How do the 30 free room nights work?
You can use them throughout the operating year by contacting the hotel for advance booking. They are noncumulative (they do not roll over to the next year) and are subject to room availability, excluding peak periods or close-out days.
Will I stay in my exact unit during my free nights?
Not necessarily. You will be given a room that corresponds to the type of unit you purchased, subject to availability. If unavailable, you can reschedule, upgrade with an extra charge, or choose a lower room category.
Can I use multiple rooms at the same time using my 30 free nights?
Yes, you can use your free days for more than one unit simultaneously, subject to availability.
Can I transfer my 30-day stay to family or friends?
Yes. You can designate a guest by filling out an endorsement form, subject to the standard booking confirmations and availability.
What happens if I use up my 30 free nights?
You can still book rooms, but you will do so as a regular paying hotel guest.
Can I sell my hotel unit in the future?
Yes. However, you must first offer it to the hotel operator (Right of First Refusal) by sending a written notice of your intended price and terms. The operator has 30 days to reply. If they waive their right, you can sell it on the open market, but the new buyer must honor the existing lease agreement.
Is the property insured?
Yes. The hotel operator procures and maintains property insurance for the common areas and pooled units, the cost of which is deducted from gross revenues.
